Custom home builders for Port Alberni and the Alberni Valley
Building on an acreage in Cherry Creek, a lakefront lot on Sproat Lake, or a view property above the inlet? Tell us about your land and what you're picturing - we'll give you a straight answer on what it takes and what it costs.
HPO Licence #43347 · Pacific Home Warranty 2-5-10 · 10+ years building · Vancouver · Lower Mainland · Vancouver Island
The Alberni Valley is one of the last places on Vancouver Island where you can still buy real land - an acreage, a lakefront lot, a piece of ground with an inlet view - and build the home you actually want on it without a Lower Mainland price tag. That's the opportunity. The challenge is finding a builder who will treat a Port Alberni custom home with the same care, licensing and accountability you'd expect in Victoria or Vancouver, and who will actually see the job through.
That's where we come in. Binning & Sons is a family-run custom home builder working across Vancouver Island, including Port Alberni and the Alberni Valley. There's a named Binning personally accountable for every home we build - not a rotating crew lead, but a principal who answers the phone and stands behind the work. We're licensed with BC Housing (HPO Licence #43347), every home we build carries the Pacific Home Warranty 2-5-10, and we've been building on the Island and the Lower Mainland for more than a decade.
What you can build in the Alberni Valley
Port Alberni isn't one kind of lot, and it isn't one kind of home. Part of what makes building here appealing is the sheer range of land available and the freedom to build the home that fits how you actually want to live. A few of the most common starting points:
Acreage and rural land
The Valley has genuine acreage - one, two, five acres and up - in areas like Cherry Creek, Beaver Creek and the rural stretches around the city. Rural properties often sit within the Alberni-Clayoquot Regional District (ACRD) rather than the City of Port Alberni, which changes the zoning, servicing (well and septic rather than city water and sewer) and permitting path. It's very buildable - it just needs a builder who plans for those realities from the start rather than discovering them halfway through.
Lakefront on Sproat Lake and Great Central Lake
Sproat Lake and Great Central Lake are among the most sought-after addresses on central Vancouver Island, and a lakefront custom home is a different animal: shoreline setbacks, access, grade down to the water, and a design that lives around the lake. We build these with the waterfront in mind from the first sketch.
Inlet-view and in-town lots
Closer to the city, you'll find view lots above the Alberni Inlet and serviced subdivision lots in areas like the Uplands. These are typically more straightforward to service and permit, and they suit everything from a clean single-level rancher to a West Coast Modern home designed around the view.
The home itself
Alberni Valley buyers build a bit differently than the big-city markets. Single-level ranchers are popular - easy to live in now and to age into later. So are multigenerational layouts with a legal suite for family or rental income, and West Coast Modern homes that make the most of a lake or inlet outlook. Whatever you have in mind, the first conversation is about matching the home to the land and to your budget - honestly.

How a Binning Alberni Valley home gets built
Every property is different, but the path is consistent. Here's how we work, phase by phase.
1. Discovery & site feasibility · 4–6 weeks
We start with the land. Is it a City of Port Alberni lot or an ACRD rural property? City services or well and septic? What does the grade, access, soil and any shoreline setback mean for what you can build? We pair that with your real goals and budget, so you leave this phase with an honest picture of what the property can deliver - before you've spent money on a full design.
2. Design & engineering · 2-4 weeks of active design
We work with your designer or bring in our design partners. This is where the home takes shape - layout, elevations, structural engineering, septic and water design for rural lots, and the energy-performance strategy to meet the BC Energy Step Code. On a lakefront or view lot, this is where we design around the water and the outlook rather than fighting the site.
3. Permits & pre-construction · 2–4 months
City of Port Alberni and the ACRD run separate permitting processes, and rural builds often involve additional approvals (septic authorization, well, driveway access). We prepare and manage the right application for your property and coordinate the consultants required. We'll give you a realistic timeline for your specific build rather than an optimistic guess.
4. Construction · 8–14 months typical (longer for >5,000 sq ft)
Site prep, foundation, framing, a weather-ready envelope, mechanical, finishing and landscaping. You get regular written progress updates and on-site walkthroughs throughout. Rural and lakefront sites can add steps - longer servicing runs, access, shoreline care - and because we planned for them in feasibility, they're scheduled work, not surprises.
5. Handover & 2-5-10 warranty · ongoing
We walk the finished home with you, complete your deficiency list, hand over documentation, and enroll the home in the Pacific Home Warranty 2-5-10 program. And a named Binning is still reachable after the keys change hands.

Where we build in the Alberni Valley
We build throughout Port Alberni and the surrounding Valley, including:
Cherry Creek & Beaver Creek. The Valley's rural acreage belt - larger parcels, well and septic, room for a shop, a suite, or a true country property. Classic custom-home-on-land territory.
The Uplands & in-town subdivisions. Serviced city lots that are quicker to permit and build - well suited to single-level ranchers and efficient family homes.
Sproat Lake. Lakefront and lake-view custom homes, from relaxed cabins-done-right to full West Coast Modern waterfront builds. A premium address that rewards careful, waterfront-aware design.
Inlet-view properties. Lots above the Alberni Inlet and the harbour, designed around the water and mountain outlook.
Great Central Lake. Quieter, dramatic and increasingly sought-after for lakefront builds and recreational-turned-permanent homes.

Single-level and multigenerational homes
Two of the most common things Alberni Valley clients ask us for are a true single-level rancher and a home that works for more than one generation - and both are things we design in properly rather than bolt on.
A well-designed rancher is the home people are happiest in long-term: step-free living, everything on one floor, easy to maintain and easy to age into. And with land here being more generous, multigenerational layouts make real sense - a legal suite for parents or adult kids, a carriage house or shop, or a plan that gives two households privacy under one roof. If that's the kind of home you want, tell us early; it shapes the whole design.
Why Alberni Valley homeowners choose Binning
In a smaller market, the quality of your builder matters even more - because there are fewer of them, and the gap between a good one and a bad one is wider. Here's what sets us apart.
A named Binning on every project.
You deal with a principal of the company who is personally accountable for your build, start to finish. Not a call centre, not a sub who disappears when the next job comes up. When a decision is needed, you're talking to someone who can make it.
We build across the Island - and we finish.
We've built on Vancouver Island, including a four-plex at Song Sparrow Way in Nanaimo, so we know Island trades, Island suppliers and Island conditions. The hardest part of building in a smaller community is often just getting a quality builder to show up, stay, and complete the work to standard. That's the baseline we hold ourselves to.
Genuinely licensed and warrantied.
In BC, new homes must be built by a Licensed Residential Builder and enrolled in third-party warranty insurance. We are (HPO Licence #43347), and every home we build is covered by the Pacific Home Warranty 2-5-10 - two years on labour and materials, five on the building envelope, ten on the structure. In a market where plenty of work gets done on a handshake, that protection is worth confirming. Ask any builder for their licence number.
Transparent on cost from day one.
We quote the way we build - openly, with the assumptions written down - so you know what's included, what isn't, and what would move the number. You get regular progress updates and walkthroughs, not silence and surprise invoices.
Building for the Alberni Valley climate
The Alberni Valley is warm in summer and genuinely wet the rest of the year - it catches a lot of Island rainfall. That's great for the greenery and hard on buildings that weren't detailed for it. A home that will shrug off a Valley winter needs the parts you don't see done properly: a building envelope detailed to shed wind-driven rain, proper flashing and drainage, grading and perimeter drains that move water away from the structure, roof and gutter systems sized for real rainfall, and materials chosen for moisture and longevity rather than just the lowest bid.
On acreage and lakefront lots, drainage matters even more - you're often managing water across a larger, less-controlled site. We build the envelope and the site drainage for the climate the home actually lives in. That's the difference between a house that looks great on handover day and one that still performs a decade in - which is exactly what the 2-5-10 envelope warranty is there to stand behind.

Frequently Asked Questions
-
Yes. We're a Vancouver Island and Lower Mainland builder and we build in Port Alberni and the Alberni Valley. We've completed Island projects, including a four-plex in Nanaimo, so we work with Island trades and suppliers and understand local conditions.
-
Absolutely. Rural Valley properties usually fall under the Alberni-Clayoquot Regional District rather than the City of Port Alberni, which affects zoning, servicing and permitting - well and septic instead of city services, for example. We plan for all of that in the feasibility phase so there are no surprises.
-
Yes, and we love this work. Lakefront builds involve shoreline setbacks, access, grade to the water and waterfront-aware design, which we factor in from the first sketch rather than discovering mid-project.
-
The biggest saving in the Valley is land, which is far more affordable here than on the south Island or the Lower Mainland. Construction itself still costs what quality construction costs, and your number depends most on your site, servicing, finish level and energy standard. We provide a transparent, written estimate for your specific property.
-
It depends on the property. In-town city lots are typically serviced with water and sewer; rural and acreage properties usually require a well and a septic system. We assess this up front and include the servicing design and cost in your project planning.
-
Yes - it's one of the most popular homes we build in the Valley. A well-designed rancher is easy to live in now and easy to age into, and the Valley's larger lots suit single-level living well.
-
Yes. Multigenerational and suited homes are common here and we design them in properly - whether that's a legal secondary suite, a carriage house, or a layout that gives two households privacy.
-
Most custom homes run about 12 to 20 months from the start of design to move-in, depending on complexity, permitting and site conditions. Rural servicing and lakefront sites can add time, and we give you a realistic schedule up front.
-
Yes. New homes in BC must be built by a Licensed Residential Builder and enrolled in third-party warranty insurance, which provides the 2-5-10 coverage: two years on labour and materials, five on the envelope, ten on the structure. We're licensed (HPO #43347) and enroll every home. Always confirm a builder's licence before you sign.
-
Ask for their BC Licensed Residential Builder number and confirm it. Ask whether the home will be enrolled in 2-5-10 warranty. Ask who, by name, is accountable day to day. Ask how they handle rural servicing, change orders and progress updates. Ask to speak to a past client. A good builder welcomes every one of those questions.
